•These usually occur in a multiple offer situation where the prospective buyer wants a relatively quick, overall assessment of a home’s condition.
•They may occur when a seller wants to prepare a home for sale.
•No written report is produced. Geometra does a walkthrough, usually with the prospective buyer and the realtor, and verbally notes the observable condition of the home and any apparent major issues of concern.
•Major issues of concern are generally
1. Major defects. Example: a structural failure
2. Things that lead to major defects. Example: a small roof flashing leak
3. Things that may hinder your ability to finance, legally occupy, or insure the home. Example: an inactive oil tank that has not been decommissioned.
4. Safety Hazards. Example: The absence of a stair railing, or reversed polarity in an electrical outlet
•Pre inspections/Walkthroughs are performed in a shorter time frame.
•Pre Inspections/Walkthroughs can be expanded into a Full Home Inspection at a later date with the cost of the Pre Inspection/Walkthrough applied to the Full Home Inspection fee.
